NYC Board Package Tools Compared: Preparers, Portals & Assembly Software
This page is for buyer's agents, real-estate attorneys, and package coordinators / TCs who already know what a board package is and are deciding howto get one done — hire a human specialist, lean on the building's portal, run assembly software, or some mix. The promise is a fair three-category map so you stop comparing a done-for-you preparer to a building's apply/submit portal, or a portal to software that turns this building's requirements packet into an ordered PDF. Those are different jobs. Paying twice for the wrong layer — or assuming a portal replaces financial-statement QC — is how desks waste time and money.
BoardReady sits in category three: assembly software for agents, attorneys, and TCs. It does not replace a building's required portal, a managing agent, or a board.

State this out loud before you buy anything: these often stack. A brokerage can assemble in software (or with a specialist), then upload and submit through Domecile when the building requires that channel. A portal seat is not a substitute for checklist extract, missing-item tracking, or tying the financial statement to supporting statements. Assembly software is not the building's apply / e-pay / board-vote rail.
The mix-up that wastes money
Two expensive mistakes show up on the same desks. First: buying a portal seat — or fighting portal UX — when the bottleneck was financial-statement tie-out and missing pages. Second: hiring a full preparer on every file when the desk already has a TC who only needed assembly tooling. Portals accept submissions. They do not magically reconcile every FS line to brokerage statements. Specialists own coordination. They are not interchangeable with a requirements → classify → PDF product. Pick the layer for the job, then combine if the deal needs more than one.
Human specialists — when hiring still wins
Named examples of done-for-you NYC board-package prep, cited from their public sites:
- Christian Bari / NYC Board Package Services — describes human coordination of forms, documents, and third parties through board approval.
- Sonia Dottin / SHD Board Packages — a named specialist in this category. The public site at shdboardpackages.com did not respond when this page was checked (22 September 2026). Confirm the current URL before you hire.
- Lisa Strobing / Board Package Expert — positions the shop as handling the NYC co-op or condo board application end-to-end.
What they typically sell is experienced human coordination: forms, docs, third parties, deadlines — done with you or for you. That is not a software extract-from-packet → ordered-PDF product. You are buying a person who owns the file.
Hiring still wins when the personal situation is complex, the deal team is overloaded, the client wants a white-glove human owner, or a junior TC is running a first package with no bandwidth. It may not win when the desk already has a capable coordinator on payroll and wants a repeatable software workflow across volume — or when the only gap was checklist extract and PDF order.
Pricing: specialists quote per engagement. Ask for a written scope. This page does not invent rates. If a vendor later publishes a number, read it on their site — do not treat a blog rumor as a price list.
Domecile Concierge is not the same category as BoardReady
Domecile Concierge is human help inside the portal workflow: create and compile the digital application, liaise with deal parties, and submit to property management. There is also a Review Only option that checks a completed application before send. That competes more with human preparers than with assembly software that starts from an uploaded managing-agent requirements packet. Do not shop Concierge as if it were BoardReady, or BoardReady as if it were Concierge.
Building portals — Domecile / BoardPackager, Tortus Apply, and what they are for
Domecile evolved from BoardPackager. The how-it-works page states that Boardpackager has evolved into Domecile. The legacy domain boardpackager.comnow serves Domecile branding. Applicant-facing copy still says "BoardPackager" in places — useful if you are searching old names.
Domecile is a multi-sided apply / submit / review platform. Applicants and deal parties complete forms, upload documents, e-pay, and track status. Boards and management sit on the other side: review submissions, communicate, vote. Adjacent products on the same stack include diligence documents, questionnaires, and board minutes. Support docs describe finishing in-app Requirements, then Generate Package (a preview of the application file) and Submit to Package Processors — the package goes to the property manager's account for review.
Fee types, not a universal price list: Domecile's pricing pagedescribes a free account to apply, purchase documents, or source insurance; a 5% app admin fee on document purchases and property + management fees; and digital application initiation and submission fees that vary by user and application type. Property and management fees are set by the building. Do not treat one building's fee table as Domecile's citywide list.
What Domecile is not, for this comparison: it is not marketed as "drop any managing-agent scanned requirements PDF → extract a checklist → tie FS balances → reorder into divider pages." Requirements live in the property's in-app forms for buildings on the network. Generate Package is a preview of that digital application — a different sense of "package" than an assembler starting from an arbitrary transfer-requirements packet.
Tortus Apply is another digital board-application platform aimed at condos, co-ops, and management — collect, review, and approve online; e-sign; fees; status. The public page states "Coming soon" for NYC condos and co-ops (checked 22 September 2026). Speak of it as a portal-family product in the wings, not as a widely available substitute today, and not as assembly software.
Portals win when the building or managing agent requires that channel — fee rails, in-platform messaging, status tracking, board / management workflow. They do not replace assembly QC. Mechanical completeness (missing pages, FS mismatches, wrong order) still burns time before or inside the portal. Portals accept submissions. Local Law 58 clocks vs assembler completeness
Domecile's applicant FAQ on 1120-B / Local Law 58documents a 15-day completeness acknowledgment and a later 45-day decision window for covered co-ops — their support stack, their product framing. BoardReady's public site does not claim management acknowledgment timers, registered-mail rails, or statutory clocks. Assemblers care about submitting once, complete. The assembler note is Local Law 58: what "complete" means. Counsel owns applicability. Do not imply BoardReady runs those clocks, and do not run a DIY deadline calculator from this page.
Assembly software — BoardReady (and peers)
BoardReady's job matches the homepageand nothing more. Software for NYC real-estate professionals — buyer's agents, attorneys, package coordinators / TCs. Upload the building's requirements package; BoardReady reads address, managing agent, and the checklist (scanned or text). Add client documents; each is classified against the requirement it satisfies; missing items stay visible. Output: one PDF in the building's order, with divider pages; balances tied to the financial statement first.
What it is not: not a managing agent, not a board, not a guarantee of approval. Not the building's application portal. The homepage does not claim submission to management, fee collection, board votes, offering-plan marketplaces, or minutes viewing — do not invent those. If the building requires Domecile or another portal, assemble and QC first, then submit through the required channel.
Boardpack.nyc has been another assembly-oriented product in this search cluster (AI assemble → board-ready PDF). The public site at boardpack.nyc did not respond when this page was checked (22 September 2026). Confirm it is live before you treat it as a current option, and do not quote pricing or building counts from a page that is not up. This guide will not invent feature parity.
Differentiate only on verified public claims. BoardReady: checklist from the uploaded requirements packet; FS balances tied out first; privacy as stated on the homepage (next subsection). BoardReady pricing is not published on boardready.nyc as of this research date — this page does not invent a number.
Privacy, one line
On the homepage: documents are encrypted so storage cannot read them; another account cannot open your package; models do not keep a copy; labs that keep or train on documents are refused. Details live on how BoardReady handles tax returns and bank statements. This page does not invent competitor privacy comparisons.
Decision guide — pick the layer(s) for this deal
Walk the forks. No invented ROI math — qualitative only.
- Does this building require a named portal (e.g. Domecile)? Plan to submit there. Still decide who assembles and QCs before submit — you, a specialist, or assembly software.
- Is the bottleneck third-party chasing and client hand-holding? A human specialist (or a strong TC) may win.
- Is the bottleneck checklist extract, missing-item tracking, FS tie-out, and an ordered PDF? Assembly-software lane. The financial-statement tie-out method is the QC depth that portals do not claim.
- High monthly volume on the desk? Software plus process often beats paying a specialist on every repeatable file. That is a qualitative observation, not a break-even calculator.

Is there software to assemble a NYC board package, or should I hire a preparer?
Both exist — and so do building portals. Choose by job: human coordination vs portal submission vs PDF assembly and QC. Many desks combine them: assemble (software or specialist), then submit through whatever channel the managing agent requires.
Is Domecile / BoardPackager the same as assembly software?
No. Domecile is primarily a multi-sided apply / submit / review portal for buildings on its network. Assembly software builds the ordered package PDF from a building's requirements packet plus client docs for deal teams. They often sit on different steps of the same deal.
Can I use BoardReady if the building requires Domecile (or another portal)?
Yes in principle: assemble and QC the file, then submit through the channel the managing agent requires. BoardReady does not replace the portal, collect building fees, or run board votes.
When does hiring a specialist make more sense than software?
When you need a human owner for chasing documents, coaching a complex buyer file, or the desk has no bandwidth — not when you only needed checklist and PDF tooling. Specialists quote per engagement; ask for a written scope.
What about Tortus Apply?
Another digital application / management-oriented platform in the portal family — not BoardReady's assembly lane. The public page said "Coming soon" when this guide was checked (22 September 2026). Confirm availability at tortus.io/apply before you plan a live file around it.
Does BoardReady submit to the board or guarantee approval?
No. It is not a managing agent, not a board, and not an approval guarantee — same language as the homepage. It produces a complete, ordered package PDF for the professionals assembling the file.
How should I compare cost?
Compare apples: specialist engagement quotes vs portal initiation / submission / building fees vs assembly-tool pricing where a vendor publishes it. Do not invent a citywide table. Read each vendor's pricing page and this building's fee sheet. BoardReady does not publish a price on the homepage as of this research date.
